I am a member of a newly formed POA in TN. If there is anyone on the forum that would like to share a copy of their board charter or by-laws it would be great help.

The "documents" you need are usually found in your county's land records. You will need not only your Bylaws, but the CC&R'S (Community Covenants and Rules), any deed restrictions and rules, and a copy of the Article of Incorporation. If the Article of Incorporation is not in your county land records, you can get a copy from the Secretary of State in your state. All these documents are needed to be informed of your financial membership obligations, and division of power in your POA.

The Bylaws and CC&R's should be furnished by your POA office.

If you meant you wanted a copy of Bylaws, etc, to compare with your documents, it would be difficult. While each state has similar laws governing HOA's there may be different sections. A copy of the laws in your state can be gotten from the internet: State - civil law - Corporations (or Incorporation).

Also keep in touch with the people here. They are very "gentle" with us new to HOA people. The only bad question is the one not asked!

Good luck, Nikki T.
