We are having horrendous problems with renters coming into the pool area and using the BBQ with oft times up to 30 friends who do not live at the condo complex. They come in and no one can get them out. When we ask the renter what their name is, the tell you it is none of my business.. what unit they are from? same answer.. the idea is to find out that info and notify the owner and fine the owner. The renter and guests play havoc with the grills, pool furniture and bring in glass (which is against all rules) and we can do nothing..... They are costing the HOA plenty of money by their being there along with their friends... the rule is that each resident guest can bring in only two guests unless they are family. Any suggestions as to how we can handle this SHORT of having a full-time guard there at the gate???

Don't you require residents/owners to have passes to use the facilities? Anyone using the facilities either presents a pass or is considered to be trespassing. I've gotten that response when I asked where folks lived, but the real test is in the passes. Once they tell me it is none of my business it becomes police business. If they have no pass, they leave until they get one or the police come and arrest them for trespassing. The police do not accept the "none of your business" response.

This may be the problem.. We have NO ONE at the gate... if we hired someone, then yes, a pass system would work but to hire a full-time person would be costly.

when asked where they live and they give a "none of your business"... did not think about the police but could work..... IF they would come...

Perhaps the whole problem solution would be a full-time guard at the pool

As suggested this is a rather simple problem to resolve.

To hire a pool attendant to check passes would not be that costly in the big picture IF this is as big a problem as you suggest.

We issue a pool pass and each year a colored stamp is mailed out to each unit owner that they stick onto the plastic pass tag.

We have a pool attendant check for passes and as this is private property in the event someone enters who cannot prove they live on the property then by all means the police should be called.

I would guess doing that one time would send out a clear message and those showing up would cease their behavior.

Allowing anyone to use property facilities that are not entitled to do so is a failure of the Board to protect the interests of the property owners.

You are not alone! I am in a townhouse community and renters come and go so fast but cause so much trouble. I think if you can't afford to purchase the pool system with the id cards then a pool attendant, or cameras would be your best choice.

Then ask twice, ready to contact the police if no answer is given.

then call the police, and let them ask all the rest of the questions.

I would have prepared, just for the police, a small file with the CC&R's and the pertinent sections highlighted about owner use, number of guests, etc. also, a copy of the city/state trespassing code, just so the nice policeman has it right there to see that yes, indeed, he has the authority. And, a list of officers, with phone numbers, so the police can verify everything.

Jack from Virginia's suggestion to assign pool passes is a good one.

Build a relationship with your local police. They'll help you, for sure.

A few police visits will cool things right out.
