Go to Beaufortgazette.com,look for front page story(May 18) of a balcony attached to a condo. Not long ago there was a post here about a balcony being extended by a few happy homeowners, and I think one was the Board President. Not material to this article other than for information, but the article speaks to how balconies should/should not be erected. You will notice the pictures show the balconies with a retrofit. I suspect the association did not have transition at the time of the event.
I post this just to enforce my opinion that if you want to go cheap on balconies and use a Board member/s to do it.............think again.

Robert we just completed a rebuild of the decks in one phase of the community. We started with an engineer to draw up the specs and bring them up to the current codes.
