We have a medium size pool with no lifeguard on site.my ? is how do
we control who use's the pool be it homeowner's and renter's, plus
sometime's family member's renter friend's use the pool when ever they
want with out the homeowner or renter with them. I've even seen people
that don't even live here use it at time's We have rule's once your
inside the pool area but that's as far as it go's. any suggestions!!!!

Does your property issue seasonal pool passes?

If so then hire a pool attendant to sign in and check pool passes for those using the pool.

Anyone else should be turned away.

First, sign the pool entrance with a strong message as to who is welcome or not. After a week or so, if nothing improves, add a sign that pool passes will be checked (I assume your association has some kind of identification cards). If you don't issue some, after the sign pool passes will be checked and violators will be considered trespassers, hire a security Agent to actively monitor entrance to the pool. I would also continue this Security monitoring on an irregular bases until you get the results you want.

We have electronic card access, one card per household. Well worth the investment. Probably about $5-6K to install. We have them at both pools along with 24 hr security cameras that record on a loop.

We're closing our pool (again) this summer, due to finances - thank heaven this is one less headache to deal with!

Back in the day, homeowners had to send a written request for pool passes (two per unit - we're a community of townhomes, and the passes would cover everyone who lived in the unit, plus two guest). The homeowner had to be current with all fees before passes would be issued (this also applied to people who rented out their units) and sign an agreement that he/she (and the tenants, if applicable) would comply with community rules. For those renting out their units, we sent the passes to the homeowner and they would forward it to the tenant. If homeowners aren't current, neither they or their tenants could use the pool on someone else's pass.

As for the tresspassers, there may not be a lot you can do about that, short of (1) hiring 24 hour security or (2) putting in a security camera and hopefully track down the culprits that way.
