What is the typical process for handling a homeowner who is deliquint on their dues. Couold you give me the step by step process. Notification, time frames etc. Thanks

Mike you should have a written collection policy which should be given to all homeowners so that everyone knows what will happen and when; it should conform to your CC&R’s and NC law. We add a late fee after 15 days, file a lien at 90 days and start foreclosure proceedings after 120 days. When it is turned over to the attorney at 90 days he adds his fees and costs to the bill and when it gets to the foreclosure stage we can ask the court to appoint a receiver and collect rent from the owner of the foreclosed property.
