Are the email addresses the management company has on file considered official records and available for inspection by the members?

That's a good question! I know that any e-mails we send and receive pertaining to association business are considered official business and can be open for inspection, if requested. But I don't know if the e-mail address have to be exposed. I know there are some rules that "no identifying information" can be revealed when people inspect records.

I believe the law reads that e-mail addresses can be published only with the owners permission and that goes for handing them out as well. Florida law does provide for inspection of association records but personal information is exempt from this.

I know that all of the county government websites are now displaying this -

"Email Addresses Under Florida law, email addresses are public records. If you do not want your email address released in response to a public-records request, do not send electronic mail to this entity. Instead, contact this office by phone or in writing."

But, HOAs are not public agencies, so I'm not clear if this applies.

I would think they are public records in today's world of technology. But with that said, I suspect they would inquire as to reason for the needs to request email addresses.
