I am trying to find a summary of the requirements (and/or guidance) for HOA's to file liens in Tennessee on property (single family residences, not condos) for owners' non-payment of HOA dues and I have not been able to find any specific information. I need to be able to report on the rules of the road to a committed and the the HOA board of directors.

If anyone can point me to a good source of information, I would appreciate it.

Your county clerk's office would be your best source of information.

It's usually a "mechanic's lien" that is filed (though that may vary from state to state), and in many states it's a fairly easy procedure.

You would also need to check your governing documents to be sure that any lien process mentioned in there is followed as well.

The County Register of Deeds in Hamblen Co. was very helpful with providing suggestions and even examples that we used to develop our own lien template. $12 per lien to file. What part of TN is your community?
