Southern California here, home to many over employed termites.
We have to decided to asses for termite tenting in 2010, all 22 units. Ouch!
Originally, everyone voted to do it at the end of January, but......
Our property manager, who does have experience with a number of HOA's, recommends doing the work when it is warmer and drier in the late Spring (and, no, it is not true that Southern California resembles Palm Springs for the entire winter; it does rain and get cold.) He says he has experience doing other units and that this was always recommended by termite people.
Our termite representative says he recommends doing it as soon as possible. But then there is that conflict of interest involving him wantimg to make some quick money.... but he seems mostly on the level.
Any word on this?

I should probably add that we are treating for both dry wood and "subterranean" termites, both tenting and ground treatment. Also, the property manager's understanding was that the gas disperses and disappears better after the tenting in warmer, drier weather.

Uh, I figured the rep from the termite company was the expert. Ok , I don't know what it means to contact a local university extension for such a question, but there are as many universities around here as there are termites. Have you ever done this?-ton

Thomas,

I am a certified Master Gardener---under the University of Tennessee. We have experts in almost every field of botany and horticulture. I would not take the word of a termite service until I talked with a real expert first. Then get opinions from local services.

Thomas,

We recently had our home treated for termites. I found out that a reputable co. will be licensed in 'structural pest control'. This license is much like a contractor's license only it's specifically for pest control. CA may have the same requirements so it's worth checking out. When we're looking for a contractor we always check out 2 or 3 b/4 making our decision. You would be wise to check with another co also.

Thomas,

Getting back to finding good information on termites. Your nearby university should have an Entomology Dept. They KNOW your area and have honest information. It's your tax dollars at work so use them. And your HOA dollars should be used for the maximum results in control of the bugs. Once you know your options, then you can seek out a licensed company for the treatments.
