We have a small complex - just 10 units. I've been the president for the last 3 years and a Board member since I bought the place six years ago (VP and secretary). I really need a break and asked the association to please step up and be a board member last year. No one did. I got laid off from work a few months ago and really need to dedicate my time in finding a job rather than all the incidentals in being a president. I don't mind being a board member again, just need a break. Unfortunately, once again, no one wants to take the job on. What happens if there is no Board? I know it's bad. I know that if you want to sell your home, the president needs to be the one to sign the resale certificate. But, what will happens if no one will step up an take over for me? I moved in here 6 years ago and became a Board Member 2 months later. I'm tired and need to spend time finding a job. Please advise. Thank you. Judie in Washington.

I was President for 6 years and I finally just flat resigned. There are only 12 single family residence in our HOA. I did alot of talking to the rest of the residents to let them that if someone did not step up they might as well forget about selling their houses. With all the new laws regarding well run HOA's even if they found a buyer, lenders have tightend requirements especially Freddie Mac and Fannie Mae.

Not only was I the President but Secretary and Treasurer as well! I did it all with very little help from our VP. He has now stepped up and taken over and a few of the other homeowners have finally realized just how much I did for them. Most of them have no clue whatsoever and never paid attention to anything, well let me tell you they do now. I was soooooo burned out!

Thanks for your response. Well I know how much you did for your HOA!! It's a lot of work, isn't it. I really didn't mind it, but need to concentrate on other things right now. I'm afraid one of our new people will step up and that's a bit scary. She actually wanted us to hire a exterminator because she saw a spider under the stairwell. Our little 10 unit HOA can't afford these types of mistakes. But, at least we will get to vote against it if needed. Yeah, we have a VP and Secretary, but they "let" me do everything, so I really don't have any help. I've had to do a lot of investigating and paperwork to get the phone company out here to pay for removing the trees and replanting new ones once they butchered the entire side of our 7 30-year old cedar trees and ruined them. No one helped with that at all, but they were pretty excited when they found out we won and it wouldn't cost us a dime. It probably should have gone to court since the trees were worth about $50,000, but the City was also involved and it's hard to fight the City and a big company. I guess we'll see what happens, as far as the Board goes, in January.

Your story is common when board members think they have to DO everything, instead of seeing that it gets done.

Why did you feel that YOU had to handle everything?

Get bids from a management company and present them to the board. Then resign. The VP or whomever fills your position will work with the management company.

Susan, I asked people to help. I delegated. I made committees. But this is my home, too and when you see that no one is doing anything - and I mean nothing, someone has to step up and do it. I don't plan on doing this my whole life here, but I do take my job seriously. As long as I'm president, I'll make sure things get done. I DID get bids (or tried) from management companies, but they don't want to touch us because we're so small. One did say they'd do it but it would cost us an extra $150 a month on dues per unit. Not acceptable for me. I'm single and can't afford that big of an increase, so even if everyone else agreed, I would be better off doing the job myself than to try to come up with that kind of money.

Judie as long as they know you'll do it, why should they be bothered? Even with a MC the BOD still is responsible for the decisions. You have two options as I see it; continue to do the work or tell the others you're done and you're going to ask the court to appoint a receiver if no one steps up. Option two will cost as everyone will have to pony up extra to be determined by the court to pay the receiver.

Thanks, Glen. I have a feeling once I resign the end of December that someone will become pres. We may not get all 3 board members, but will at least get someone to be pres. I don't know anything about a court appointing a receiver. Never heard of this, but I'll check into it so I can let people know what will happen if they don't take their turn at being a board member.

This is my exact story - no one ever stepped up to help and they were all "blind" to what things needed to get done. I've tried to tell them if it was turned over to a management company their dues would double! We have 8 single women and none of can afford our dues to increase to that amount either.

We even had one home that started a daycare in it and at least 4 of our homeowners didn't even have a clue that there were cars and kids day and night at that house! It was at the entrance of our culdesac which is a private road - so people are just oblivious!
