One of our homeowners is demanding that the Board change its tactics and that the management co. start putting liens on owners who are one month delinquent. What are thoughts on that? My fear is that it would push more into foreclosures and then less HOA dues would be collectible.

Alex IMHO one month is too soon to file. You need a written collection policy and follow it. In ours we file a lien at 90 days delinquent.

Please review Statute 720:3085 before you start a lein process. There are timeline guides in other Statutes as well. 1 month is not a reasonable allowance and your 1 homeowner who is demanding this should be informed that the Board will follow the law in reguards to leining, "Thank you very much for your attention to this matter" and then follow the State laws.
