hello all,

Do the homeowners suppose to get the minutes of the meetings after every hoa or board meeting? or is this something that goes out to board and committee members only?

Every member should have access to all minutes but how you get them is another story. You may have to request them, look for them on the internet or physically pick them up but you have a right to see them.

RicH, no homeowners are not supposed to get the minutes after Board meetings. Members should have access to APPROVED minutes of Board meetings and member meetings after the next following meeting where they are approved. We provide draft copies of both Board and Member meeting minutes the week following the meetings; but only after the Board members have reviewed and provided corrections. These are posted on a website.

If I know correctly, doesen't the Secretary record minutes(which means just typing up what was discussed)? So why does the board have to approve the minutes? Is there something I've missed or have been doing wrong?

This is an easy one. You take and type up the minutes which the board then reviews. Perhaps you made a mistake..that's possible. Perhaps you did not record the votes correctly..that's possible. There are any number of reasons for the board to not agree with your minutes. Usually "discussions" are not in the minutes...gads the minutes would be how many pages long? Minutes should show what was on the agenda, what came to a vote, who voted for what and how the vote came out.

Ellen is absolutely correct, minutes do not contain the blow-by-blow of who said what, when, who responded, etc.

The minutes only contain the motions that were presented, who made the motion, whether the motion was seconded, who seconded, and the resulting vote, who abstained, etc.

The board members would need to review to make sure that all is correct.

Very often we get an inaccurate transcription of who made what motion, sometimes the motion's seconding is not recorded, that sort of thing.
