We had a new owner removed a wall and relocated laundry to the garage. He did not get a city permit nor did he tell the board what he wanted to do. In California a condo owner does not own what is inside the wall. What can the BOD do?

Patrick, 1) educate your homeowners as to what they can and can not do without approvals; 2) the Board can determine what if anything they want to have changed and advise the owner in writting to make those changes; and 3) advise the owner the authority to require these changes and of the consequences of not complying.

I would also recommend you put that notice in your newsletter if you have one, telling the Homeowners about that situation not necesarily saying who but reminding them of rules and regs in inicdents like these and most importantly the reprocussions.

The negative to that is you will have to decide what you want to do with this particular homeowner prior to doing that ie..fine, removal etc.

Is the condo a PUD?
