Oh, to be young like all of you! The Rogue has done it again! We did not attend her un-official meeting. We have been pre-paring overtime for our official meeting tonight. The enclosed email just arrived...her minutes! I am overwhelmed!
First of all...our community looks beautiful! There are always maintenance problems to be addressed which has nothing to do with self management!
All of the nit-picking issues mentioned have been addressed by our BOD. They apparently choose to ignore...We do not repair leaks in an owners bath caused by their own appliances! Of course we would help if asked...but were never told or asked. They were given the names of who to call for maintenance...and emergency maintenance.
Complete financial statements through August were delivered to every condo on the 2nd of September.

The issue of non-owners attending meetings! Our chief minion would be considered a non-owner...he is 80 years old and his condo has been titled to his children! He has the legalaties taken care of which allow him to vote. Several of the attendees of this meeting have blamed him because he has pointed out their mistakes over the years. He is the primary person who kept up on issues and pointed out all the red flags regarding our past MC...because of his diligence suit was filed. We just subpoenied & finally received our bank statements from '06, '07, & '08. We had un-accounted funds of $35,000 and it appears we were right on. Thanks to this man! Previous board had no checks or balances ... they have not an iota of humility for their mistakes that allowed this to happen on their watch! And no one says anything about what that board allowed...I honestly do not get it! They have been told and their apparent hatred of this oone man and his friends overules it all.

It is very hard to keep my cool...of course, I am not on the board but imagine they all feel this way.

Any quick advice would be helpful... I will also attach our agenda for tonight if I can.

We are a well intentioned BOD if not elequent in our manner and we are in control of our own check book for the first time in years. Of course with the delinquencies that were passed on to us and our escrowed delinquencies we have outstanding D. of nearly $18,000! After paying September bills we will be practically broke...less than $1000. Of course they did not mention that! We took our largest owner delinquency to small claims court and received a judgement and are working on collection. An investor owner trying to sell. The Rogue is next for escrowing!

We need to be strong tonight but how to do that without animosity is the question.

Sorry Ann - you ought to thank this woman for holding a community forum.

There were lots of suggestions and the concerns were documented.

The board should consider these "minutes" (really, they are notes from the meeting) as fodder for issues that need addressing.

Diffuse this controversary by thanking them for all the information.

Susan,

Thank you for the quick response. You are right...keep it positive.
As I was going through their remarks, the topic of coreect minutes jumped out. That was brought up once before after our wild and crazy last meeting where one of the owners threw a water bottle at the board! We were told that we were not handling the minutes properly because we did not spell out all the details surrounding that meeting. We kept it to the business of the evening.

I Pulled up as article on "Minutes...The Legal Document of the Association." Thought possibly I should read the definition of minutes and the purpose. That they are welcome to take notes but that is not the business of the BOD.

Your thoughts?

Ann

You idea sounds good to me.

If they understand that minutes are the business notes of a business meeting and not a transcription of dialog, it may be very helpful to them.
