I don't know how many read the news stories on the main page but I saw this and thought how simple yet effective. When one HOA's ACC approves a project they put a sign in the H/O yard when the project starts. It reads: Project Approved, Architectural Control Committee, Discovery HOA and they remove it when the project is over. The person who thought up the signs says it cuts down on calls asking if the project is approved and gets the message out that ACC approval is needed. Lots of counties, towns, etc, require building permits be posted. I think the idea has merit and I will call otice to it with an e-mail to my condo board. We have had several incidents of extensive renovations being performed and they spill over into common area.

However, our covenants require any alterations over 1.5 K (I think) have to have Board approval. It doesn't matter what the amount is, the board ignores it anyway. I hope submitting this idea will cause them to be responsive to the covenants and even improve (by Glen's suggestion) to post a permit on unit.

I think this is a great idea! Not only does it cut down on inquiries as to whether the project was approved, but it also serves as reminder to others that approval must be obtained.

I expect this was suggested for HOA's. But it seems a good fit for Condos also. If posted and the on going worked monitored a problem we had recently would never have happened. It was not a minor problem either and caused quite a row, and was never resolved in spite of Board promises.
In my last post I said I would submit it to my board for consideration, which I did. Not even an acknowledgment. Now, I will have to corner a single Board member to see if the suggestion was discussed by the Board. When that fails I will have to write a proposal and submit it in writing to the Board at a Board meeting, and request an answer. Then if that fails I will do the same thing at an annual meeting and motion that a vote be taken to adopt the procedure. It will probably pass and then I will have to argue that the section in our documents that deal with renovations should allow the Board to make a rule and not have to do an amendment. Then I will have to argue that even though we do not have a ARC or ARB, this would apply to a Board Approval.

Then I get this little clip from a friend. "You can do nothing about the past but you can screw up today by worrying about the future."
