Our complex is 30 years old and is starting to show its age. It is built on a hillside and has many structural problems due to slippage and settling.

Is there a time limit on how long repairs must be made to a condo/townhouse, similar to an expiration date on a new roof?

I think your question has to be addressed to some local government or state agency.

You are talking exceptions here. Would you have an interest if your complex was on level ground and was sound.

There are buildings all over this country hundreds of years old that serve as residences, businesses are other things.

Sounds like you need to pay a construction engineer to survey and report of the structural integrity of your building.

My direct answer to your question is I have never heard of a requirement that the building has to be demolished after x number of years. I am afraid it is your child and you will just have to do what is necessary.

Thomas, You may check to see if the HOA's insurance covers any cost for the buildings. Meanwhile, I hope your HOA has been aware of this maintenance problem and has a reserve fund sufficient for handling the major expense.
