If I live in a condo apt. with a HOA, who repairs my window shutter if one falls off? I left msg. for Management company but they didn't get back with me.

Without a doubt, the owner of that condo unit pays for the repair of the shutter(s).

It depends on your CCRs. Read them. It should clearly state what the HOA is responsible for and what the homeowner is responsible for.

In our condo, the HOA covers the exterior, including shutters. I wouldn't want homeowners going to home depot and buying some crappy shutter that doesn't match the other shutters or buildings. Maybe that's why they wrote the CCRs in that manner.

Again... without a doubt, the homeowner pays.. assuming that the shutters you are referring to are INSIDE shutters..... IF you are referring to outside shutters, then in all probability, the HOA is responsible.

If you live in a COA then shutters often than not are a part of the COA realm. However looking into your governing documents will certainly lay this one to rest.

Most COA's the outside facade is a part of the common expenses; however when it comes to the light fixture or a roof vent it could fall under "if it solely services your unit" the owner takes care of it.

As always a good start is read your CCR's first.
