How does your covenants or building code define primary landscaping? We are in the process of revising ours.

We are talking about the finish grade, seed & straw or sod. I'm interested in the wording used.

Thanks, Lori

LoriE,

Are you in Texas? If so, go to the following link:

http://www.georgetown.org/pdfs/udc/UDC-08.Landscaping.and.buffering.pdf#search=%22primary%20landscaping%22

Primary Landscaping is more than just the finish grade. It is a percentage calculation of impervious cover of a parcels landscaped area and what is the minimum required to be planted for every say 600 feet of landscaped area.

Texas local Government Code Chapter 211 and City Charter have developed very comprehensive components ofa landscape plan.

If you are looking to revise your covenants, and you live in Texas, you will need to make sure you comply with the requirements. They are based on the health and welfare of surrounding protected trees or groups of trees and require that certain trees be removed (Hackberry, chinaberry, etc.)therefore they are not permitted to be planted.

If you do not live in Texas, similar requirements may be required of your state.

Best of success!!

I'm in a development of custom homes in Indiana. Our Building Code presently states "Primary landscaping includes the primary and finish grading and placement of grass seed with straw and/or sod and must be done to deem construction complete."

Our secondary landscaping includes placement of trees, shurbs, flower gardens and other decorative vegetation and must be done within 12 months after the exterior of the new home is completed.

We are wanting to revise the definition of "Primary Landscaping".

LoriE,

Why look to revise the definition of Primary Landscaping, rather than create a new definition to satisfy what it is you are looking to accomplish?
