How do I inform any new owner of a condo for sale that junk not properly disposed of at the time of closing becomes his responsibility?
The condo unit is for sale by owner, there is no realtor.
I predict that around the time of closing, an ancient avocodo green refrigerator which is now on the rear patio will be moved to the common area parking lot next to the trash dumpster. I'll ask the current owner/seller not to do this, but due to our past history I think he will ignore me.
The new owner might claim that the refrigerator left in the common area but not on his property is not his responsibility.
City ordinance prohibits junk. Since the junk is now on the rear patio, should I contact a city code enforcement officer now, or wait until the people moving out leave it next to the dumpster? They might do that after closing.
I don't want the HOA to eat the cost of disposing of the refrigerator.
