I recommend that everyone involved with running an HOA have a copy of the book entitled "The Homeowners Association Manual" by Peter M. Dunbar, Esq. and Marc W. Dunbar, Esq. It should be mandatory reading for all new members of the board. I bought my copy for $11.53 on Amazon.com. It covers all aspects of running an HOA including most of the topics discussed in this forum. The last chapter is full of sample documents and forms. Look this book up in Amazon.com, go to "Search Inside This Book" and search on a topic. For example if you search on "rules and regulations", pages 8, 95 and 96 address what they are, their authority and scope, and how to adopt and amend them. I have no vested interest in this book.
