Can anyone tell me the average amount of dues for HOA's We are very small (26) individually owned no ammenities, HOA maintains water (no sewer)trash 5 fulltime residents rest are what we call "week-enders" the road is gravel and maintained in part by HOA we are in the state of Missouri. Would also like to know if any other HOA's allow Sec/Treas. to enter into contracts or hire work done without consulting the other officers or HOA membership? The average property value would be about two hundred thousand.

There is no average. It all depends on the needs of the individual HOA.

As to contracts, any should probably be approved by the entire BOD. Check your ByLaws for BOD powers and procedures.

The board should review and vote on entereing into any contracts. To determine what assessments should be look at the financials for the past few years and divide the total by the number of owners. Your docs will probably show you how much assessments can be raised per year.

Your annual budget will answer both of your questions. Expenditures and Reserve Fund needs, divided by number of households = dues

Yes, the sec/treas. CAN hire people to get things done, IF she/he is directed to get the work done, using the approved budgeted amount listed in the annual budget. For example, if the approved landscaping is budgeted at $2000, then she can use up to that amount to get the job done.
