I've recently become president of our HOA (builder stepped down per by-laws) and we have 2 size townhomes in our HOA. How common is it to vary the HOA fee based on sqft. since the insurance is different for the two units? We essentially have one HOA and two types of units in the development. At this time, each home owner pays the same HOA fee per month.

Can anyone shed some light on this as I would like to know what the common approach to this is?

Brian most documents should describe how to assess the fees, our documents provide that they are assessed by the square footage. This makes it fun since we have eight different floor plans. In Ohio we could change to charge everyone the same fees, however it would require a 100% homeowner vote.
