We are having an annual membership meeting tomorrow to elect 2 members to the board to replace 2 board members whose terms are up. One of the board members is running again along with 4 other people. The rumor is that the Property Manager is trying to manipulate the election by asking people to not attend so that we won't have a quorum. He has asked the 2 present board members to be prepaired to continue on until another election is held. The property manager has control of many proxy votes and those are needed to count towards a quorum. This property manager is capable of of losing the proxy votes. Any suggestions?

No, but I have a few questions:

1) From where is this "rumor" originating?

2) Why would the PM even need, or feel the need, to manipulate a board meeting?

3) How long has this "rumor" been circulating? Long enough for people who believe it to actually be able to track enough proxies to make the quorum?

4) What is your quorum?

One more question, why does the PM have control of the proxies?

This sounds to me like another BOD that has let the PM run the show. This certainly is not good! I wonder what else the PM is in control of. Your assn may have more problems than just the "rumor" of rigged elections.
