I love this site and visit it often. I'm new to my position as Director and so have contributed little but learned much from the more seasoned members here who so generously share their knowledge and experience. Thank you! So many of our issues are universal even though our approach to solving them may differ depending on our own state's laws. Sometimes it's comforting just to know that our board is not alone in some of the problems we encounter (misery loves company?). It's been very helpful knowing how others have approached similar problems.

I know we're all HOAs and have many common issues but I feel that a lot of the problems encountered by condo HOAs are different or are more complex (or am I only seeing it from my point of view?). For instance, we all share common problems such as apathy among owners and late payment of dues but it seems to me that condo boards must be much more involved in day to day operations. Sorry if I sound like PPP (poor, pitiful Pearl). It's like we're the same animal but a different breed ... some breeds are more easily cared for then others.

I feel it would be helpful if we each identified ourselves in our posts as to the type of community we are involved in - condo, single family, townhouse or some combination.

I am condo, 150 oceanfront units with a few year-round resident owners and a few long-term renters. The remainder are 2nd homes with week-end and holiday use and MANY short-term vacation rentals. We use a management company for financials and for general oversight.

Any thoughts?

Very good suggestion; I will "try" to remember it when I respond. I agree with you that the problems encountered in the two types of assn's are very different regarding many issues. In fact, that's why, I'm sure, there are two sets of statutes in many states that even have HOA statutes. In AZ we have the Condominium Act and the Planned Community Act. Although many of the statutes are the same in both there are some in both sets that do not apply to the other. The Condominium Act was written much earlier than the Planned Community Act and is much more comprehensive, although the Planned Community Act is catching up. Some of the main differences, IMO, are (I'm sure there are many more):

1) most condos have private streets, whereas only gated communities (that are planned communities) have private streets
2) the common areas in a condo are owned by the members whereas in a planned community they are owned by the assn.
3) condo assn's are generally resp. for the exterior of the buildings, the roof and the plumbing -- in a planned community the h/o has the resp. for these things as he "owns" his whole home
4) rules for flags, signs, satellite dish antennas and anything else that might be mounted on the exterior of your home are much different in the two type assns.

Hi Anne, I'm Anna and I live in a CONDO. I agree with you, we should all be identifying what type of community we live in. This IS such a great, helpful site. I think we sometimes forget to include that information because some of us post and respond so often that we just "assume" everyone remembers where we live. Some of us even privately email each other for additional help and information.

I'll try to keep that in mind with my initial questions. It does save time when people are trying to help us.
