The management company's contract is full of statements that can't be sued by the HOA. Can they really not be sued even if they did something wrong? What is your experiences?

A contract is a contract. If your association doesn't like the wording of it--DON"T SIGN IT. It should be negotiable and if it does not seem right to your Board, them look elsewhere. The M.C. can put in any clauses that they want, legally, but would it stand up in court? Only a Judge would know that or some sharp HOA lawyer. p.s. I am working on the landscape.
