Our boards annual meeting is about 12 weeks away. I would like to consider running for the board again. Our issues with the currentl board like many are very obvious duing meetings even open session....

Our board has 2 types. 50% of the current board want to have the dues work for us and us. Our property needs major upkeep and maintenance which has gone by long ignored. We did get to redo our lobby which had torn wall paper, cracked tiles. It was met with resisitance.. despite having over $100,000 in reserves and having budget the year prior. We met the same resisitance with landscaping which was done this year. The other 50% of our board is very very conservative. They do not wish to spend any money literally. You can see the conflict. WIth every purchase or repair the board is almost spilt down the middle....

I wish to actually invest some of our reserves in maintenance and upkeep. I am also a big fan of knowing our legal docuements that the other half of the majority do not know. I also print quarterly newsletters on my own paper, and pay for copies out of my own pocket. Is this enough of a platform to send out flyers? I don't want to list the other half of he boards issues.. as tempting as that is.

Please give any advice??

Frankly, I would definitely not say anything negative about any of the board members. Concentrate on what you will do as a board member and state your qualifications and the contributions you have made to the community.

I am thinking along the line of your advice Mary. I also like the idea of really pushing annual attendance of our hoa seminar done by the local HOA atty's office. It's a great way to get up to date law facts. I want to elaborate that I have a working knowlege of the basic laws etc, proactive and move things forth on a continual process. ( a few board before... you can see the minutes every month just discussin the same stuf.. over and over and over!... none of that

Hi,

My suggestion is to present yourself as a person who is interested in protecting your investment (you property) and working to maintain a quality of life in the community you live. Without criticizing anyone you can say that you want to run for a board seat because you are confident that you add to the value the association. You should let your constituents know that you intend to act as a good steward of the association’s resources and advocate for smart investments that benefits the association at large. You should feel to highlight specific concerns you’d like to address as a board member and be clear

I think you’d also gain a lot of support by mentioning now is s good time to invest in improvements. With the state of the economy it’s easier to find discounts on materials and labor. It is the board’s responsibility to create a realistic budget that you intend to manage to. Your platform should include innovative ideas to bring value to the association such volunteer work days to improve the landscaping or clean the space, social opportunities, affiliations programs…etc.

Be clear that regardless of people’s participation level in the association that everyone is investing a fair amount of money and possible time and effort. Let them know you are going to be the right leader to ensure those resources are managed responsibly.
