If water damage from the outside occurs to one wall on the interior of a unit would your board paint the entire room or only the one wall?

What if a siding contractor did damage to one interior wall while working on the exterior would you fix and paint the one wall or the entire room?

They are pretty much the same case in both questions. We are talking a condo complex wherein the association is responsible for repairs to interiors caused by exterior damage.

It's been my experience that in Florida condos, typically, drywall- in would be covered, paint- out would not be. But I've seen boards agree to paint just the affected wall. This lead to a long line of other folks asking why their walls had not been painted, though.

I think I would get the siding guy to take care of the interior damage caused by his work.

Dana, IMO your best best is to speak to your property manager.

Anne, FYI, in FL they just changed the insurance rules for condos, and now the HOA is responsible for a lot more of the interior of the units than before. Can't remember the details off the top of my head.

For most condos outside of FL since the new law, the association does the drywall and primer coat of the damaged wall. The owner handles the finish coat and any other painting. Between your docs, attorney and insurance agent, this should be settled and become policy, however you decide it.

I like your idea Joe, fix and prime the the effected wall and the rest is up to the owner.

As President I am trying to come up with a standard policy. It is funny in that those same owners that don't want their fees to go up, they are the same owners that when they have a water leak on one wall (from a roof leak let's say) they then want the entire room and painted. "Don't raise my fees but I want the association to pay for everything!" Heelllllloooooooo..............

There was sink hole repair done at our community in Fl., after the repairs were done I was informed by the Property Mgr., that he was having a construction company go into my unit to "level the floors" which were all tile throughout the unit. The estimate from the construction company was over $23,000. the manager said, he made a deal with the Assoc. ins. that after the sink hole repairs he had to have a construction company go in and do repairs in order "for the Assoc., to be reimbursed for the sink hole repairs from the Assoc. ins. company. The manager called me and said I had to pay to have my tenant removed for the "extensive" repairs, my drywall was going to be removed and all my flooring, tile, removed, my kitchen cabinets removed etc., etc. I said if the sink hole repairs caused this damage and the construction company going in was going to "trash" my unit I believed I should not be held responsible for these repairs decided by a company that went into my unit without my knowledge. This manager is awful, he threatened my tenant, bangs on her door constantly with so-called construction companies to do estimates. I do not want my floors leveled, I don't want any construction company in my unit to do repairs that will leave my unit trashed. The manager said, I have no choice and he will do whatever he wants in order to comply with the deal he made with the condo's ins. company in order for them to pay for the sink hole damage. I live out of state and this has become a nightmare.

I am assuming that the manager has an engineering study that speaks to the necessity of this huge undertaking of this project.

Ask for documentatin that the work has to be done.
