Does anyone know of any Arizona Consulting Companies that help HOA Boards run their community without all that full-service 'help'? I'm looking for a company that can keep our legal and liability issues in order, but doesn't do all the accounting, service contracting, and information management. Is there a reasonably priced service out there for this? A Charles Schwabb of the HOA Management world?

I know of no such "animal" here in AZ and I've been involved with HOA issues for 10-12 years. The best I can recommend is to check with city govt (neighborhood dept) to find out if an HOA academy is offered. If you are in the Phx metro area, a number of the cities here do offer such a course. Also, if you're in the E. valley the Leadership Centre (www.theleadershipcentre.org) offers classes year round. Taking one of these courses will give the BOD a better understanding of how to manage an HOA. It also provides for an avenue of "networking" with other board members, HOA attorneys, class facilitators, etc.

William, for legal and liability issues you could find a law firm specializing in HOA issues which provide retainer services. For a yearly agreement with a standard cost per month they offer a certain number of contacts per month. The weakness in this process is that often suggestions and/or guidance is needed at Board meetings before the Board takes actions which could create problems. I recommend preventive maintenence.
