What is the deadline for posting a notice of a HOA meeting and agenda? Our next HOA meeting is scheduled for next week and our Property Management Co. hasn't provided a Board packet to Boards members yet. Our Board packets usually arrives on the last business day (usually Friday), before a Mon evening meeting. This doesn't provide much time to add the Agenda to the meeting announcement and for the Board to review the material prior to the meeting. As HOA Board Secretary, in CA, tasked with getting this information posted, how soon should the material be received and/or how many days notice must be given to homeowners?

SB 528: THIS BILL WAS AUTHORIZED BY STATE SENATOR SAM AANESTAD (R-CENTRAL NORTHERN CALIFORNIA) AS A WAY FOR COMMUNITY ASSOCIATIONS TO BE RUN MORE LIKE MUNICIPALITIES.

THE NEW BILL WILL REQUIRE ASSOCIATIONS TO ABIDE AS FOLLOWS AS OF JANUARY 1. 2008:

* PROVIDE NOTICE AT LEAST FOUR DAYS IN ADVANCE OF HTE UPCOMING MEETING AGENDA BY POSTING THE NOTICE IN A PROMINENT LOCATION AND SENDING VIA FIRST-CLASS MAIL
TO ANY OWNER WHO REQUESTS IT. OF EIGHT LAW FIRMS POLLED, ALL STATED THAT NOTICE VIA COMMUNITY WEB SITE DOES "NOT" CONSTITUTE NOTICE FOR THE PURPOSES OF SATISFYING
THESE REQUIREMENTS.

* PROHIBITS DISCUSSION OF ANY ITEM NOT ON THE AGENDA

* ALLOWS FOR "EMERGENCY" ITEMS TO BE ADDED TO THE AGENDA (MOST BE UNFORESEEABLE EMERGENCIES)

* NON-BOARD MEMBER RESIDENTS MAY SPEAK ON ISSUES NOT ON THE AGENDA:

^ BOARDS AND MANAGERS MAY ONLY "BRIEFLY RESPOND"

^ BOARDS AND MANAGERS MAY ASK A QUESTION FOR CLARIFICATION

^ BOARDS AND MANAGERS MAY MAKE A BRIEF ANNOUNCEMENT

^ BOARDS AND MANAGERS MAY MAKE A BRIEF REPORT

* BOARD MEMBERS MAY TAKE ACTION TO:

^ PROVIDE A REFERENCE OR FACTUAL INFORMATION TO MANAGERS OR STAFF

^ REPORT BACK TO THE BOARD ON A PREVIOUS AGENDA ITEM

^ REQUEST AN ITEM TO BE PLACED ON A FUTURE AGENDA

Bruce - are you talking about a Board meeting or the Annual Meeting of the Members?

The HOA Manager usually works with the board of directors in creating the Agenda. Usually the members of the board should be able to approve the agenda
before the four days notice to the non-board members.

Our property mangement person emails me the agenda about one week before the
mtg.....I print it and post throughout our community, usually 6-7 days before
meeting. (law is 4 days) We get our packets on Thurs.......before our Monday meeting. this works for us......140 single family homes.
