What can one do? Renters from hell?

I recently noted our empty unit below us finally got long awaited renters. The owner has had it vacant the better part of a year or so. $$$ loss.

Renter has moved in. 1 Single guy .. now has roomate with 4 mo "puppy" the landlord did not know about. Parties, barking dogs, and lets not forget we have our cctv dvr showing the renters leaving dog urine soaked bedding, beer cans and other rubbish in the lobby... the homeowner is aware and moritified. Considering her renters have been here less than 1 month.

Latest issue? The young man has a huge suv that is an issue for our parking spaces. I noted he parked diagnally and cause his rear of the car to be over in my parking spot by about a foot. ( for the record I too own an suv smaller but none the less it's just a matter of time before I get a ding, dent or scratch. )

Our HOA is "following the steps" letters gone out, I have called animal control.... what can I do about the parking issue? I have asked them to not park likethis, left notes and now have thier landlord involved.... I am at a loss of patiences at this point... really I am.

what do your doc's say? what has your trustee board done? what has the property manager done ? renters should be held to the same rules as the owners. it should also be the landlords obligation to put an end to that maddness.
I would be calling and writing every day until the situation is delt with.

Considering there are mutlple concerns here not just mine. A violation letter was already sent out to the owner. That is step one.. which was done. Homeowner responded saying that they did not know about the dog, nor did they knwo about the other tenant etc. They plan on starting an eviction process..... as the renter is NOT returning the landlords calls. Also, the concern about my parking space? I have spoken to them.. which ended in a bad interaction, wrote a note.. ect. I will be monitoring my car for dents, etc.. but I already know which one of us will be paying for any damanges..

I was wondering what I can do about the parking issue? I have to live with this ignorant renters until they are forced out via eviction I bet!

How is it that homeowner's rent to trash like this??

As I understand it, the neighbor has right to park in this space however he parks at an angle putting part of his vehicle into your space. I see this as a problem between the two of you; this is not a matter for the assn. Unless he does damage your vehicle, and you can prove the damage was done by him, there is nothing you can do about it. I don't believe it's against the law to park at an angle in a parking space.

Actually I think it is a matter for the association. I'm sure those parking spaces are assigned to each unit. They would be considered limited common areas. Does your association have a towing company? Do you have a property manager? If so, I'd suggest the next time his vehicle encroaches in your space you have your property manager obtain a parking violation sticker, with a tow notice, and slap it on the guy's vehicle window.

You've done what you can trying to personally get him to park correctly. I'd not confront him anymore. But, yes, get the association, towing company, property manager or anyone else in authority to deal with this guy from now on.

So sorry Mary, But I have to say I totally disgaree with you. His wheels are actaully over the line an in my space by about a foot. However, vs. having the hopeless approach as out lined above, I will keep calling every day... until this gets resolved Being on the board or not... this is not ok, having rude neighbors who think ths is some sort of ghetto apt building and rules don't apply to them... is a farse.
