My questions really should be stated that we want to know what the views are on a renter attending the committee meetings and helping on work parties. Also, are your finance committee meetings an open meeting?

Connie - it sounds like your real issue is how renters can get involved in the association. Committees only have as much power as what is given to them by the Board. So this one person is not going to "take over" or have enough power to upset the association. Especially on the social committee, I'd say a resounding YES for getting a renter involved. Anything other than a committee, I'd say no.

Finance committees are attended by the members of that committee only and - again - report to the board.

While others may disagree, considering that most associations don't have an abundance of volunteers I would thank the person for their service. While your documents likely restrict non-members from serving on the Board of Directors, I don't see any reason to not thank anyone for wanting to help.

I see no reason why a renter cannot be a member of a committee. Some assn doc even specify that not all members of the architectural committee need be members of the assn. This is a committee that normally handles CCR violations, so if nonmembers can serve I can't see a reason why they couldn't serve on any comm. As Kurt says, it's so difficult to get anyone to get involved, why pass up a volunteer?

Connie, apparently you have initiated 2 threads about this same topic within 2 days. That's not necessary.

If I were a board member I'd be opposed to have a renter chairing the ARC, Finance Committee or, any other committee that deals with sensitive issues.

Have you checked your docs on this? I've come across quite a large number that DO allow nonmembers on the Architectural Committee. Some assn's have vacant lots where homes will eventually be built and may want someone with architectural experience on the committee. That's could be one reason for having that in the requirements.

Forgot to also mention that most assn's that employ a PM give the resp. to notice violations to the PM and the PM serves on the A/C committee.

Yes, MaryA, I believe our gov. docs do allow a non-member to be on the ARC but that's'cause our gov. docs are ancient. Every HOA has a different scenario to deal with.

Ancient has nothing to do with it! Mine say the same and they're not ancient. As I said b/4, it really makes sense since so many HOAs employe a PM who takes care of all violations and is a member of the A/C committee.

Mary, IMO, the ARC has a more complex role than just sending letters of violations. It has to approve or disapprove additions to homes, driveways, fences, pools, color palettes, and a number of other items. If I am elected to the 2009 board I don't want my PM on the ARC committee. Sorry to say but I think she's a bit dumb but we have to honor her contract.
