The board has recently vote to increase our assessment by 10% in 2009, which in FL they can. IMO, that's better than a special assessment later. I don't think it is a good idea to specify which houses are delinquent. I would instead give a breakdown of the number of houses that are delinquent and how far delinquent they are. You could break it down by block, but I would not give any mroe detail then that in any kind of public report.

Residents need to know that you are working to collect dues as much as possible. They further need to know that you are being fair and consistent. They do not need to know who is being processed.

Good thinking. I am not on the board and agree that homeowners should have an idea of what's going on. Our membership is mandatory.

you can do as Kirk suggests, and then include a line in your information/propaganda:

"Wanna know who is stealing services from the HOA without paying their share? Check out the Country REcorder website at www.khhafhadj.com and look for liens filed in the neighborhood."

Your mileage may vary with this tactic, but i have found that between the burning torches and eggs/tomatoes/veggies being thrown at my home, you can make a nice omlet.

What is to be gained by publishing NAMES of delinquent homeowners?

If shame or humiliation worked, we'd all be doing it.

I agree with Kirk: simply state the facts (amount of deliquencies) and the Board's efforts to collect. That shows the board is doing all it can do.
