Does anyone know how long a lien lasts in Florida? Our association needs to file liens on our developer who has failed to pay the required dues/assessments since turning the development over to us. The problem is there are 45 lots and the filing fee is $10 per lot. The clerk of court cannot tell me how long the lien is good for. If it needs to be refiled in one year, it may not be to our advantage to file the liens as the developer is basically broke and we do not anticipate any lots selling in the immediate future anyway. Comments? Advice please? The developer also should reimburse us for attorney fees for by-laws as he never provided those to us either. There are other items as well but he has not responded to letters from us or our attorney and at this point, we do not know where to go or what to do without paying out more money.

Never mind the behavior or status of the developer. That's not the issue. He could win the lottery tomorrow, or even die tomorrow.

Find out the "life" of a filed lien. Call the county clerk or whomever would know.

Some courts require a yearly re-filing.

Stay on top of all transcations, especially with today's financial crisis.
