Hello everyone,
I'm new to the association lifestyle and have some questions with the power of a property manager. The current property manager has hired relatives to provide electrical contracting services for our building. This seems to be a conflict of interest to me but when it was brought up to the board they just brushed it off. The board and myself have had some problems in the past which I think is the reason they are choosing to ignore this. Recently the property managers husband was very disrespectful towards me and actually came after me wanting a physical confrontation and forced me to flee from the property. The police were called but since nothing physical occurred nothing could be done. The board is spiteful of me because I manage more units in the building then the management company. Recently the management company has given notice the will be leaving which could be another reason for the actions of the property manager. With out the board on my side I feel helpless any suggestions would be welcome.

I'm confused - how can YOU manage more units than the Board hired management company?

In any case, you are going to have to get along with whomever manages any other property.

It appears to me all your complaints are moot since you state the current mgmt co is leaving!

I, too, am confused as to how you can manage more units than the mgmt co. Normally a mgmt co is hired by the BOD to manage the day-to-day business operations of the assn. If you are managing rentals in the complex that would have no bearing on the mgmt co managing the whole compelex. Please enlighten!

There is no conflict of interest here! There is only a potential conflict of interest if a member of the assn (in this case a board member) realizes a monetary gain in hiring this elec contractor. The board should be making the decision regarding who to award the bid to, not the PM and the board should know whether or not he is doing the job contracted to do, and that's all the board need be concerned with.
