I'd take any letter like this seriously....if they took the time to PROOFREAD what they send out. "care by care" I assume meant case by case basis! Independent confirmation of what any lawyer 'claims' is very important especially when they want to buy you out.

I would pay for a consultation with an attorney before going to the negotiating table. I would also take a back swing at the jerk and be sure to inform the city what the "fair market value" has been set at. IE, make sure he is paying taxes based on the cost per unit of what he pays.

This "eminent domain", private property owner style!! Looks like the guy has the state on his side. I agee with Kirk, I would definitely get my own attorney and make certain I got as much as possible from him.

I just took the time to read about the condo/trash article. The City is right and for 34 years they have not had anyone bother to see that they should not have been collecting the trash.

Each Florida property tax bill has a charge for trash removal on an annual basis. It's on the property tax bill so that this charge will get paid ---or else---!!

So if the City will no longer be collecting the trash, the condo complex owners should see that fee removed from their property tax bills.

I just got my Florida tax bills and condo 1 is $281.00 and villa is $327.00. You being my math person, could figure this out easily. There are 60 units and divide that by the $850.00 equals just over 14 bucks per month. Using what I pay, these folks are NOT getting their chopps busted by the City of Jacksonville.

I agree with you 100 percent, Donna.

Apparently, there is something about how the property is subdivided that impacts the trash collection decision.
    "Pearson says according to city code, Willow Lakes is a multi- family complex and does not meet the description of the municipal code.

    "Pearson says all of the 60 units rest on one parcel, while the code calls for four units per parcel.

    "He says the city is standing firm and the only way for Willow Lakes to have its household trash collection service restored is to bring the condo in compliance with the ordinance."


I don't know if it is fair or not. It just is.
