We have an owner who rents a unit. The toilet backed up and we paid for the powerflushing of the mainline, which I don't mind.
I am now asked to sign checks for the renter to sleep in a nice hotel for a night (considering the townhouses are on the lower-rent side, I thought this was rather a lot), replace the carpeting, and now I'm getting a bill for repair and rehanging the closet doors.
I was always under the impression that if these things happened, or a pipe burst, for example, the actual plumbing would be the HOA's problem if there were some problem or defect not caused or preventible by the owners. But, any personal damage beyond that, either you buy insurance for or bite the bullet and pay for the damages, just as you would if you owned a single-family home.
I'm also not sure that they wouldn't have renter's insurance cutting checks separately.
