Does anyone have a sample? Our management company has had several changes of hands and I would like to see what everyone else is doing. Our last meeting never had a posted agenda ( not kosher with the DSA herein California )

New Business.. must it belisted on agenda? I have always seen it that way... and if you wanted to add something at the meeting it usually was added for the following month.

Some suggestions here would be fine.

THe great example was I asked for our torn outside window coverings to be replaced.... ( asked to be added to our next moths agenda)

One old board member emailed me and said " those will be done next year when we paint o not at them to the agenda) I stuck to my request and asked that we address them now.. and also suggested that any items of maintenance can be brought up at any time despite previous votes by a previous board.

Our board members have NEVER worked within their roles.. treasure, sec. ect. Only our soon to be ousted president did everything. A bit of a need to control including the agenda.. ect.

This is changing as you can tell and we are a ignorant bunch an many levels.

Are you asking for a sample agenda for a board meeting? This is the agenda (Order of Business) that has been adopted by our board:

Call to Order
1.0 Roll Call (identify members – note if this establishes a quorum, and introduce any guests present)
2.0 Approval of Agenda
3.0 President’s Report (opening comments, status report, state of association, etc.)
4.0 Secretary’s Report (reading and approval of minutes, etc.
5.0 Vice President’s Report
5.1 Reports of Standing Committees (optional; not all committees report)
5.2 Reports of Special Committees (optional; not all committees report)
6.0 Treasurer’s Report
7.0 Property Manager’s Report
7.1 Jobs Report
7.2 Communications
7.2.1 Incoming Correspondence
7.2.2 Outgoing Correspondence
8.0 Unfinished Business
9.0 New Business
10.0 General Discussion (optional)
11.0 Adjournment

It looks like a lot, but items 1-7 are "bookkeeping". We used to spend a lot of time at board meetings, and sometimes had to go to 2 evenings. We now typically get through our meetings in less than 2 hours.
