Hit and miss. That is what I am seeing as far as our management and the president's monthly walkthrough last month. The rule in the garage for parking is nothing but your car, the approved storage unit and the approved wall mounted bike rack in place.

I will not go into detail, but I did receive all the violation letters that went out. It was alot.. and believe me when I say alot. The things that the walk through didn't awknowlege was one board members storage of card board boxes neatly and tightly hidden in the corner where they park and another board members inappropriate bamboo partician on the outdoor patio. Both are easily seen.

It is apparant althought parking space # 4 has a xmas tree in a box they got cited, but board member in space 9 who did the walk through still has his box neatly hidden..

I don't want to make enemies here.. but I am so temped to take pictures of and bring them out at our executive session just to make sure that nobody can say.. " I have no boxes there"... ect.. ANy great ideas on how to as a whole address compliance ourselves within the board? It is real apparant that those who are in violation know better and some how feel they are exempt?
Pictures with dates? Is this a good idea?

Irene, I would send a letter to the Manager thanking them for all the violation letters that were sent out. I would include digital dated photos of the other observed violations with locations identified and request they also look into these. If done by email copies could also be sent to the Board members with an email address.

I think I will do this. I do understand that things on our board are very lets say angry. For many reasons and not just at one person. I will take your advice and continue with my plan. I do think that the board will an a bit of a turmoil, but it is clear as day that our walk through with the board member who is himself in violation is nothing short of hypocritical.

i like roger's idea... a nice thank you and a couple pictures of what you hope the board can address next time, kind of a "hey, perhaps you missed these cause they are harder to see, so hopefully you will now see them next time" letter.

nothing threatening, just letting them know that YOU know.

We share the responsibility of walking through with the PM among the board. While each walk through should be objective and black and white, by having each board member take a turn, we get a different set of eyes on the property each month.

I have submitted pix, as well, but if one person is the only one sending those pix in, things can get personal, in the eyes of those getting cited.
