Good Morning everyone ! I am a current board member for a townhouse complex in Illinois and am asking for referral websites that deal with common Q and A's for board operations and owners' rights from a legal perspective. The communication between all board members and the managing agent here are not as open as I hoped them to be. Any help will be greatly appreciated.

I am a VP of an association in Illinois. While I will say I have never used this law firm- they have a great web site I found purely by accident. Tons of info and it includes the State of Illinois Condominium Association Act (which applies to community HOA's as well). You can find their site at condolawyers.com. It takes alittle hunting on their site, but they also have a list of Duties for Board members, conduct for meeting based on Roberts Rules, etc. The firmm is Barnett and Goldberg in chicago

Kurt, Lisa and Bill,

I am pretty sure this firm and specifically this Goldberg has a wealth of wonderful articles about association living. Root out the one on what you really own living in a condo, it is hard to swallow but true. There are hundreds of site describing association living and don't neglect this site, look on left side of page and click on CAN site, they have a good Library, and look at top right of this page and use search feature.

Hi Bill - I, too, am in IL. Regarding communications between your Board and MC – perhaps similar to what you are experiencing…..I have observed a distinct change in communications with our MC. For several years now, to BOD questions, they no longer provide advice or info, but instead respond that the BOD is responsible for knowing how to manage the HOA, or, will suggest asking the attorney, when the question may be legal in nature. The same when a HO calls the MC – they now forward all questions to the BOD Pres. for an answer. Perhaps this should be a topic for a new posting.

I am not in a condo situation, nor do we have a MC. I would not expect them to do anything more than what you quoted. Seems liability issues are now of concern for MC - as they should be. They are, in reality, hired by the HOA, not running it.
