God knows Alex1? Would be nice to know what you are referring to, if you would be so kind to give us a little relevant information. Cut and paste the section from your documents and tell us if you are a condo or what.

I can't give you the exact meaning, but it has to do with Condos. This is the definition of what the association owns versus what the homeowner owns. Basically the association owns from the inside of the wall to the paint on the wall, or something like that. There are more issues with fixtures, cabinets and other permanently attached items. This is just a general statement, there maybe other more definitive answers and it depends on the reference, like insurance, maintenance...

If this is what he is referring to, this adage is only partially right. It is usually overlooked, when describing ownership in a condominium, the apportioned ownership that each owner has in the real property. Condos owners own not only the spaces (air)in their designated property. This gives them the right to live there and not separate from this right is the apportioned ownership of the real p;roperty. Nornmally, the general warranty Deed that describes the property will list these two separate rights as a single entity.
The combination of these two rights defines a condominium. Separately these "factors" are difficult to define, when coupled together, a description requires the reader to make a leap of faith at some point or go crazy.

This comes up often in insurance claims in condos. Lets say a leak damages the drywall in the condo. The association's policy will replace the drywall (bare wall), but you or your insurance would be responsible for the paint or wall covering. It's also part of defining the ownership ---condo association - bare walls; owner - covering
