Can anyone in Washington state share with me their form of lien they use/have used in the past when homeowners fail to pay their annual assessed dues? We have a small HOA (86 single family homes) and a small percentage of the owners don't believe it necessary to pay their annual dues. Any help would be most appreciated.

Our association used a "Claim of Lien" form from an office supply store and filled in the blanks. We showed the current amount of past due amounts owing and included a sentence that said "including any future dues or assessments not paid".

The form is a Washington Legal Blank Form No. 90 (www.walegalblank.com)

Be sure to look at the Revised Code of Washington regarding "Notices of Lien"

We file liens in Thurston County through the county. It costs $40 for each occurance and we can file multiple liens at one time to save money. These liens will be binding and prevent the owner from selling or refinancing their property until the lien is cleared.
