Can anyone tell me if there is an accepted protocol for running for the Board of Directors?
We received a letter from our Property Manager stating that based on our current rate of occupancy, a second member was authorized to sit on the Board along with the Developer and first Board Member. She then stated anyone interested should email her their name, be prepared to introduce them self at our next meeting, at which time we would hold the election.
Somehow, this sounds quite unorthodox. How can we be expected to vote for someone on the spot we know virtually nothing about?
Any feedback would be appreciated. Thank you.

Why doesn't the Board know about how many people should comprise the board? Is there something in your bylaws or documents that says the PM runs the election?

In any case, at a duly called meeting, the elections are held. The nominees MAY or MAY not already be known before that time, (but I doubt it is up to the PM to gather that list.) A Nomination Committee established by the Board should have done that job.

Make sure that your board is knowledgeable about elections. There are so many procedures that need to happen, and it sounds like the PM is taking care of everything!

Oops, I just re-read your post. Has the developer NOT yet turned over the association to the HOA?

Thomas for an Association still under developer control this is not unusual. A lot of times instead of an election the developer will simply appoint a homeowner to sit on the BOD until the transition, at least the homeowners are getting a choice on who represents them. While I agree it would be nice to know the candidate other than their speech asking for your vote; how well do you "know" your elected officials?

ThomasC2: You need to review and study your official documents to learn of how the association is to be governed while still under developer control. Until a certain percentage of units are sold, the developer will continue to make decisions on behalf of the Association.

You do not state how many are on the Board but it is good for the association that 2 members will be accepted on the developer board. Two members are better than one representative and they will be there to ensure that resident needs/concerns are addressed during this time.

The election will serve to act as an official 'acceptance' of the 2 members to the Board, and if there are more than 2 who are nominated, you can always ask them to share their past experience and what they hope to bring to their role.

It is in your best interest at this point to know your documents. You can then be a great asset to the association and perhaps may want to run as a
candidate for the new Exec. Board when the developer completes transition to residents. Good Luck!
