Our 63 unit building in Reno is paying $1000/month for PM. Does this seem high? They also nickle and dime us for every little copy/envelope/storage,etc. They bought out our old PM and the Board has not seen a contract yet.

AllisonG - You're asking nationwide members of this site to answer a question of expense fairness. If someone is in another 63 unit building in Reno, or can multiply your $15.87 per unit monthly contribution than you may have an answer that can definitively assist you. If the services of the new and old PM are not identical than you may or may not be getting what you contractually deserve. Perhaps within the old contract there was a lot of padding and the new PM is just itemizing their expenses. Have there been increased communications going out to owners from the new PM?

For a lot of management companies, that would be a "minimum amount charged". In other words, they won't take a contract for under a certain minimum amount - they've determined that, at least for them, it's either not profitable or not worth the time. So it's not unusual. Not everyone does this, but a lot of the larger, older companies have a similar policy. Your board has to decide whether the fee is justified.

As for the charges, yes, costs they can't control are often charged additionally, i.e. how many mailings the board decides to do, how many pages, what the postage for those mailings is, etc. The charge would also include some amount for the equipment used, supplies used, etc.

Except the original contract is still in effect I presume. So this new PM is still held to that contract until a new one is negotiated. Are these "nickel and dime" charges covered in the contract?
