My association is just starting the process in finding/selecting a new management company.

Any suggestions?

Does anyone in the Bay Area in California work with a management company they like or are there management companies here to avoid?

We don't know where to start to look for a new company. The websites out there are vague and have tons of "property management" companies that are there to manage individual rental units mixed in with the condo association managment companies.

Please help if you can! Thanks!

I am in the Bay Area and I am also looking for a prop management company and would like to get some recommendations.

How about prices? We are paying about $500/month for the prop manager to do the financial stuff. Is that the right price? I've been communicating with a company in So Cal that would do the job online for less than half that, so it has me wondering if $500 in the Bay Area is too much.

I have used Yelp.com to view companies but remember they either love them or hate them enough to post on that site. It is pretty clear that the haters are the ones who do not pay the bills. As a Board member you can see those comments from a mile away. Good luck

You really need to pick up the yellow pages, realtors, or talk to other condo places to get contacts for property managers. Then have them quote a price for you based on your needs. You cant say, is $500 month a good price for financials? Because we have no idea what your financial requirements are. It like saying "is $200,000 a good price for a house?" without seeing the house.

When you get multiple quotes based on what your needs are, you will get a better idea of what good price is.

If your simply looking for someone to collect assessments, track the payments, send out invoices and deposit the money collected, there are other options.

1) Independent contractor (we have paid an individual $350 per month to do this for us - a 130 lot HOA)

2) Check with your bank or other financial institutions (I know that BB&T has a service that does this) by doing an internet search on hoa bill pay

3) Check with other type of companies (like run my club ) by doing an internet search on hoa billing services

Please note that there is a minimum cost that companies who provide this service incur. Therefore, to utilize these services can be considered expensive for such a small association. However, by investigating the costs involved, perhaps you will find someone willing to step up and volunteer to do this work from within the Association.

I believe many banks offer this service. I believe they call it a lock box service. Also many small bookkeeping companies offer this service.
