I found this opinion by the Florida Attorney General very interesting. It basically says that if ARC approval is required by the county to get a building permit then the ARC meetings are subject to the Sunshine Law and must be open to the public.

Yes, That is the only instance where the Florida Sunshine, open meeting laws affect a HOA. That is when there is a meeting with the County, City or State, reguarding a permitting issue with the HOA. The Sunshine law has 2 specific statements that say the HOA does not follow the Sunshine law except for what I stated.
