Our new HOA terms are due up in a month. Meaning our annual meeting is up and I would like everyone to consider running for a position. One of our board members has been on the baord for >8years!

Yes, that would be our president. She openly told people that she wasn't going to run again this year and at our last meeting she said she would put her name on the ballot! ( that is a change of heart I guess.)

Problem is.. our board is taking > 6months to approve items that are easily done. It took 9 months for an approval to install a bike rack in my garage. It took them 8 months to approve screen doors for our units. I am on the board and I am so taken back by the lack of leadership. We have been looking at installing CCTV's and more or less need a formal approval yes or no from another board member to make it majority rules. Our meeting discussed doing email approvals after seeing the thing in demo'd We have seen it demo'd. I say yes, one other mamber says yes...and nothing from our other board members! I asked the president to call last them personally last night as I emailed all, the management emailed all and this morning I checked my email. Nothing. The stagnant president did not follow up on this.

I myself am documenting all.... all the attempts to talk to her for follow up... the forgotten issues. Because at our next meeing I plan on presenting this to her along with my concerns of taking months to finalize anything..... she is sight impaired, and also seems to have lower standards like thinking the spot painiting that doesn't match around the building is OK!!

If she keeps getting re-elected, then there is more than one thing wrong here. Either she is doing a good enough job that many just keep voting her back in OR no one is running against her. So there are two things to be done. Either find someone who is willing to do a better job and runs against her or get her recalled, which is the less favorable thing to do.

Are you on the Board? If you are, start doing some "spin" on getting the Board into a functioning position. Get others involved. When there are needs for some major reforms on a Board, the work does not come easy and it does not happen by making a list of what is wrong, it comes from physical action. That might mean going door to door, having meetings with anyone willing to help or at least listen. Be an activist and recruit everyone that you can. There is power in numbers.

Welcome to HOA politics! Some boards are strong, educated, make decisions after careful review and move forward. Some take forever to fill in a pothole.

The President can run again but it is not her office that is elected (unless your documents say to the contrary) it is just the seat on the board up for election. Run for the board, ask to be nominated as President, like our country good strong leadership is necessary to make things happen.

Some are movers & shakers while other either follow or do nothing.

Noelle do the people run for specific posts? In our Association we have 5 Board members with two year terms which are staggered so that there is always someone left that knows what's going on (hopefully). After the election the board holds a meeting and elects which position each person will fill.

You meeting Agenda should have Old Business or Unfinished Business on it. YOU must be sure that all these old issues are on that agenda to be discussed. Things get "buried" after a while . . .

Your concern is one of my pet peeves, too. I can't stand it when Boards take too long to get things done. On my HOA's Board, it is because the Board thinks IT has to do EVERYTHING instead of delegating it out. Your bike rack could have been done by a committee after being OK'ed.

Any idea WHY that bike rack took so long. Those procedures need to be corrected, no matter what they were!

Be very careful of email voting and make sure every item and back-up is fully documented. Do you not have a separate ACC to act and rules about how long they can take to respond? Maybe you should volunteer to take that on? Hunting down the ACC committee members can be a drag (yup, I do it all the time) and can delay things so critically and getting yelled at for the work of past people who delayed things isn't great, but once you've got it working smoothly, it's pretty cool! Having a separate ACC for reviews and approvals allows you to meet when you need to meet rather than like a BOD with monthly or quarterly meetings.
