Our HOA subdivision is 25 years old and experienced sink hole and failure. Repairs cost $100K. Subsequent ctv inspection of most remaining drains resulted in many defects with repair estimate exceeding $400K. What have others done? We’re getting more estimates. How can we determine what repairs are necessary?

We had a problem where rainwater was causing dirt/sand to enter the storm drain due to the seal between two pipes failing. This was found because a depression developed where the dirt disappeared. We got quotes in the 10k range to repair. One of the directors dug down the joint, liberally applied roofing tar, covered it back up, and it's lasted a few years so far.

This doesn't sound like it'll be a cheap repair, so make sure you get at least three estimates. You can also ask each contractor if some areas are worse off than others and/or if certain work must be done sooner rather than later. If you hear of the same area or work from everybody, that's probably where you'll need to start. If possible, see if the work can be done over a year or several years.

While you're doing that, take a long and hard look at association finances, especially reserves. You could also check if your master insurance will cover some of the work, but brace yourself for higher premiums or getting booted altogether.

If there's no way around the $400k price tag, you may be looking at a special assessment, a loan - possibly both. Assessments will increase no matter what you do, so keep homeowners informed- they may not like the news, but driving through sinkholes and risk8 g flooding from drains that don't drain is worse.

Sounds to me like your HOA is the victim of substandard workmanship 25 years ago and not much you can do today.
