Is it just me or should there be no reason in the world whatsoever for the heater in the jacuzzi to keep failing? We had a new
heated installed. Outside of someone turning off the breakers in a locked service panel or the high power fuse box next to the heater,
there should be no reason the heat to the jacuzzi keeps failing.

I have had multiple conversations with the PM to hire a union electrician, company name and technician to no avail.
The PM uses their "handy man" for regular repairs, street light replacement etc.

Since the pool re-opened May 1st the power to the jacuzzi has failed 3 times, the first time the PM said the breaker tripped.
It was at that point I told the PM the breakers are nearly 20 years old and they need to be replaced, this is not a suggestion.

The PM said ok he will have the guy replace the breakers. The repair man told the PM the service panel, breakers and fuse box were
replaced, but that did not happen because again on Monday the jacuzzi was cold.

This time I said to the PM, I thought these items were fixed. He replied a day later and said he received a correction.
The handy man does not have the license to replace the service panel and the fuse box, so now we wait for a real electrician.

I am beyond sick and tired of our PM crap, we have a splash pad in our community that has been shut off for 4 years.

Today I emailed the board to call for an executive session for the sole purpose to place on the agenda replacing
the property management company. One board member did not respond, the other seem eh things are fine the way they are.

I am to the point where I am about to hire an attorney and bring a lawsuit against the HOA for misconduct and failure
to perform their duties. Other homeowners on a ND poll voted overwhelmingly to replace the PMC.

It is long past the time for change, quite honestly I can't wait two years to sell my house and get out.
I do not want to resign from the board because, nobody will step forward to replace me and NV RED will start fining
HOA's that do not have a full board.

The spa heater failed a few times each season at my former condo.

It fails often at the franchise gyms I use.

upgrade to a heat pump they are more reliable then resistance heater and qualify for government rebates and are 1/4 the cost to run. they cost much more up front though

DO NOT need to be connected to the emergency switch. Guess what happened?
An actual electrician came out to look at replacing the service panel and the high power fuse box to the jacuzzi heater.
The real electrician said it is not not code and the jacuzzi heater has no business being connected to the emergency shut off
switch. Only the jets need to be shut off in an emergency.

Also the type of emergency switch that was installed was a simple household light switch.

All these past years, and this was the problem all along, and that IDIOT went along with whatever that jack weed
dip shit handyman company said and did.

Well, this blithering idiot, as you say, is supposed to work at the board's direction, so if the manager hired a handyman instead of the electrician, and he didn't diagnose or repair the problem, it was on the board to instuct the property manager on what to do. Sounds to me you're more upset at your board colleagues and are taking it out on the property manager.

Have you had a heart to heart with them? Have you had one with the property manager(and his supervisor) about the board's concern about job performance? Or are you the only one who's bought this up and no one else is concerned or cares about this? Not a good idea, especially if the homeowners have stated they'd like a change.

It's true he or she should have gone with the electrician, but be honest- did he go with the handyman because the electrician cost more and one or several of your colleagues wanted to do things on the cheap?

At this point, it may be best to just shut down the jacuzzi for a month or two until you can get someone qualified to diagnose and fix the problem once and for all , or consider Jack's heat pump suggestion. This will require the usual due diligence and shopping around, and the jacuzzi might be out of commission for the rest of the season, but at least when it's fixed, it will be fixed. Yes, that may cost more, so the board will have to take that into consideration.

Shutting down the pool is out of the question. For several years the PM was adamant that the jacuzzi heater and the jets had to be
tied into the same circuit for the emergency shut off. So I do my homework and go to the SNHD and the county building department,
and voila. I was told that they do not have to be tied together only the jets need to be killed in an emergency.
I went back to the PM and he was still insistent he was right.

I personally instructed him as board president to send a union qualified electrician to the pool because of constant electric issues.

It was only now his back was in the corner because the jack weed handyman he hired didn't have the license for service panel
and fuse breaker replacement.

It was the real electrician that schooled him on his horse hockey belief about the heater and jets being on
the same kill switch.

that was the whole problem the entire time.

Again if the other two board members don't want to vote out this clown and clown company
