Two years ago, florida adopted new fire rules. All high rise condo's must have sprinklers in each unit. $$. Fortunately, we voted on this topic prior to 2024, thus allowed to forego this in favor of an Elss system (engineered life safety system). We were quoted $1.3 million to modify building. All focused on smoke removal as we already have sprinklers in common areas, central smoke alarm, etc. However, we currently have the entire wall of each floor with windows that open. Huge flow of air. We currently can literally flow 10 times more air than this $1.3 million option. 12 stories, 288 windows that open. So much air flow on the bay here that front door slams shut if I open my slider.

1) Anyone pass these new elss requirements using windows, partial windows? It would wonderful to have an example.

2) There are only 2 engineers in the region qualified to design elss system. We pay for his design services, but he also gets a whopping 15% commission from whoever does the work. So huge incentive to have this be expensive. Suggestions?

Gotta love the Florida legislature. Let the condo developers do what they want then hand the bill to the owners decades later.
