Board approves 2 of 3 job orders for road work. President never signs and returns them. Several weeks later when asked if they're executed, he signs 1 approved job order and one not approved but sends neither to contractor. When advised of the problem he does not respond.

Board decides on meeting date to interview and appoint member to board vacancy. President says he will post notice but never does. Now a new date must be set.

How to convince others that his removal from office is overdue?

Short of the guy doing something way more egregious, I think one is stuck with waiting for new directors to get on the board.

On the other hand, if the President has people loyal to him (for whatever reason), one is facing a mob. A mob is hard to beat. They will not listen to reason. Loyalty counts for more to them.

Some battles cannot be won?

Like spending over $30,000. without board approval, rigging elections, and on and on. You are right about the good 'ol boy mob. I have high hopes for my colleagues but the harm is mounting.

You already know this, but in case it bears repeating (again) – make your case (don't make it personal), let the rest of the board vote on the matter (if they decide to do so), and whatever happens after that happens.

You’ve had post after post after post on this president and your clashes with him, and maybe it’s time to admit that the rest of the board and possibly the rest of the community are over it. I hate to say it, but I don’t think it will matter at all what you say because you’re always complaining about the guy, and people have stopped listening.

That may be to their detriment because you may be right that he’s not doing his job and hasn’t for years, but voting him out means someone else will have to step up. No one else seems to want the job and unfortunately, I don’t think they want you as president either – you may say you don’t want the job, but it could be no one believes you because – you keep harping on what the president is or isn’t doing. Or they think working with you would be far worse.

Another problem could be you don't pick your battles. I’m not saying everything you’ve talked about isn’t important, but some things are more important than others and THOSE are the issues that warrant more attention. To wit – the work order issue may be more important because if this is a repair or replacement that should be done sooner rather than later, not getting it done as soon as possible could result in further delays because the contractor’s busy with other work and depending on what it is, the work could cost more the longer it remains undone (and more damage ensues).

As for the board vacancy, is there a reason the rest of the board can’t outvote the president and set the meeting themselves? If you have a property manager, he or she can post the notice – or another board member (you?) can do it.

So what happens now? If you can’t change him or convince the rest of the board or other neighbors to vote him out, the next step is to determine how YOU will address it going forward. Continue to express your concerns in a professional manner. If you make it personal, that could be what he’s waiting on so he can wreck your credibility.

After all this time, you have no choice, but to accept that the man (and his wife) don’t like you for whatever reason, so it’s past time for you to get on with the rest of your life and concentrate on being the best board member you can be. You don’t always get what you want and it’s a pain in the ass to realize some things just aren’t going to happen (at least not yet).

Instead, try not to take the bait from him or anyone else. Be kind and respectful, but set your boundaries as necessary. People can and do change, but if they don’t, concentrate on your own behavior and keep your peace and positive attitude.

And re the other board members, they are young with little kids, super busy schedules and dealing with the problem is more than they want to take on at this stage.

Good suggestion. Also Kerry said once a vote for officers can be secret except we can't do that on Zoom - or can we? Our election is in August which might be a good time - if he gets re-elected.

As I posted out to Terri previously, any two directors can call a special meeting of the Board per CA corps. Codes. Apparently she has no director willing to do that with her.

With Shelia, no matter what's suggested, Terri says it can't be done. So every month she reports to us. I think it was last month I wrote the I'm done with Terri.

Is prez/diretor up for election in August. Start campaigning and getting goo people to. run.

I've never said it can't be done. Otherwise, I wouldn't be spending all this time trying to benefit my neighbors.

our bylaws say the vice president can do the work of the president when the president refuses to do his job or doesn't do his job. Maybe yours say something similar and that could be a solution?
