I live in a 4 unit townhouse. Im on the end of our four units and was wondering if I could get some help.
I noticed on the floor of our interior wall something resembling termites. I have a professional coming out tomorrow to confirm. From what I have been reviewing in the CC&Rs the termites are owners responsibility unless its common area. The wall that is showing signs is the only wall that is not shared by my neighbor and is constantly hit with sprinklers and suppose to be maintained by HOA. There is also a maintance door on the outside of the wall that workers and the utility company can access. Last year the maintance door rotted off its hinges leading my to belive that maybe its coming from there. Should I notify the managment company about problem or is it something that I need to handle myself. Also our home is up for sale and would like to take care of before inspection so we can get ahead of it. Thanks so much

You will probably have to do both. Take care of the issue yourself through your insurance and inform the Association to make sure that you can take care of it yourself.

You need to advise your HOA immediately. The walls of your townhouse are likely common element and the HOA’s responsibility.

Agree immediately notify the HOA and do what you need to do especially in the interior for extermination.

We had a termite issue. We moved quickly to get exterminators. The unit owner got one and then the condo association got one for the building. We then discovered of course they don't naturally sprout from the inside they always come from the outside. We had an emergency project and we caulked the entire building. They were coming in through the windows since the caulking was well past useful age. This is the HOA job in your situation. Don't wait around for them on taking care of your unit according to the docs.
